When renting out a property on occasion it can be less than clear who is responsible for what. As a tenant you have a number of legal obligations. Tenants have the right to rent a property that is free from defects and is safe to live in will all equipment meeting required safety standards. You should also be aware of the full terms and conditions of the tenancy agreement this includes the name and address of the landlord.

Promptly reporting damage to a landlord of their property is viewed as the responsibility of the tenant. If a landlord has taken out a Landlord Insurance policy it can take some time for the claim to be processed and paid out replaced so the early the tenant reports an issue the better. The tenant has the right to have a reasonable period of notice if the landlord wishes to end the agreement and to have security deposits returned within 30 days.
